What it may mean

The coating may have lost adhesion because of moisture, salt, a weak old layer, poor preparation or application in unsuitable conditions. The pattern and location matter more than the colour of the stain.

Photograph this safely

• The complete wall from corner to corner
• A close-up showing the edge of the peeling layer
• The area above and below the defect
• Nearby joints, pipes, roof edges or ground contact

What it may mean

The mark may relate to rain entry, condensation, plumbing, drainage or moisture rising from the base. Shape, height and whether it changes after rain help separate possible causes.

Photograph this safely

• A wide view showing the room or elevation
• The mark with its floor, ceiling or window relationship
• The outside face of the same area when accessible
• The same position after dry weather and after rain

What it may mean

Organic growth often reflects retained moisture, shade and debris. It does not by itself prove that the roof needs replacement, but it can obscure cracked tiles and affect drainage paths.

Photograph this safely

• The complete roof slope from ground level
• Ridges, valleys and visible flashings
• Gutters and downpipes
• A zoomed detail taken without stepping onto the roof

What it may mean

Debris, a blocked outlet, poor fall, a displaced joint or roof runoff exceeding the drainage path may be involved. The water trail from source to final damp area is useful evidence.

• The complete stain path below
• A timestamped view during or just after rain, if safe

What it may mean

Persistent shade, slow drying, irrigation, drainage or a porous surface can support organic growth. The correct cleaning method depends on whether the surface is stone, tile, concrete or coated.

Photograph this safely

• The complete terrace and its drainage direction
• A close-up of the surface and joints
• Pool edges, steps and sensitive adjacent finishes
• A shaded and a sunnier comparison area

What it may mean

A failed topcoat, exposed ferrous metal, salt, trapped water or incompatible previous layers may be contributing. Aluminium, galvanised steel and ordinary steel need different preparation.

• Joints, welds, fixings and water traps
• A magnet test result or known material, if available
