Roof cleaning in the Algarve: what protects the tiles?

A clean-looking roof is not a good result if the method strips the tile finish, forces water beneath laps or turns a small defect into a leak.

Start with the roof, not the machine

Clay tile, concrete tile, coated metal and membranes do not tolerate the same approach. Age, surface finish, cracked tiles, ridge details, solar panels and the direction of the laps all matter.

Tile manufacturers warn that aggressive high-pressure washing can damage finishes or drive water where rainfall would not normally reach. The method should follow the roof, not the equipment available.

When growth needs attention

A light, even patina is different from thick moss blocking drainage channels, valleys or gutters. The practical concern is retained moisture and interrupted water flow, not simply colour.

  • Check valleys, gutters and downpipe outlets
  • Look for broken, displaced or visibly porous tiles
  • Record shaded slopes and areas below trees
  • Note solar panels, skylights, chimneys and narrow access zones

What a careful scope includes

A professional plan separates inspection, cleaning, optional treatment and repairs. Biocide or water-repellent products should only be used when compatible with the surface, nearby plants and drainage arrangements.

  • A small test area where appropriate
  • Protection of façades, glazing, plants and pool areas
  • Controlled runoff and accessible gutter clearing
  • Before-and-after photographs from safe positions

Why photographs improve the estimate

One front view rarely shows enough. Send the roof from opposite sides, a closer image of the growth, the access route and any obstacles. A map pin and known footprint help estimate scale, but they do not replace a condition check.
