Remote property care works when every decision leaves a visible trail: what was inspected, what was approved, what changed and what remains outside the scope.

Build one reliable property record
Keep the address or map pin, access instructions, emergency contacts and the preferred communication channel together. Add photographs that show the full property as well as recurring problem areas.
The Caderneta Predial may provide useful building-area information for an initial estimate. It does not tell us roof pitch, number of working elevations, surface condition or safe access, so it should be treated as a starting point rather than a final measurement.
Send photographs that answer decisions
A useful photo set reduces follow-up questions. Start wide, move closer, then show how a person or machine reaches the area.
- Full property view and each relevant elevation
- Close-up of staining, peeling, cracks or growth
- Gate, path, stairs and restricted areas
- Roof, gutters and obstacles from a safe position
- A ruler or familiar object for scale when useful
Agree how changes are approved
Define the scope, exclusions and a financial limit for minor discoveries before work begins. If the team uncovers a larger repair, the correct process is to pause, document it and request approval — not quietly expand the invoice.

- Who may approve additional work
- Update frequency and required photographs
Close the job with evidence
A remote handover should show the finished surfaces, cleaned work area and any item that remains for later. Keep the report with the property record so the next inspection starts from known facts rather than memory.
