Does the roof need cleaning, repair or replacement?
A dark or mossy roof may need careful cleaning, but appearance alone cannot confirm whether tiles and details are still serviceable.

Cleaning is for a sound roof
Organic growth and loose deposits can hold moisture and obstruct drainage, but the method must suit the tile. Aggressive pressure can damage finishes and force water where it should not go.
Before cleaning, identify the tile type and check visible cracks, slipped units, ridges, valleys, gutters, solar panels and safe access. Cleaning a fragile roof may expose rather than solve the underlying problem.
Repair local defects separately
Broken or displaced tiles, failed mortar, open flashing and damaged drainage are repair items. Photograph each defect in context and do not assume that a wash includes replacement materials or watertightness work.
Local repair may be appropriate when the surrounding roof is stable and matching components are available. Hidden structure and waterproofing still require suitable inspection.
- Separate cleaning from tile replacement
- Record valleys, ridges, flashings and penetrations
- Check accessible gutters and downpipe outlets
- Never walk on a roof solely to obtain estimate photographs
Replacement needs evidence, not fear
Widespread breakage, repeated leaks, failing underlay, structural movement or a roof near the end of its system life may justify a wider survey. Moss or discolouration alone does not prove that replacement is necessary.
Ask for the finding that supports each recommendation, photographs of representative areas and clear exclusions. The next step may be cleaning, local repair, specialist inspection or a staged replacement plan.
