Extractor, balanced ventilation or dehumidifier: what does an Algarve villa need?

Local extract: control moisture at the source

A bathroom or kitchen fan ducted outdoors can remove a concentrated moisture load before it spreads. It works only when the fan, duct and outlet have adequate capacity and clean make-up air can enter the room. A noisy fan, blocked grille or unit that discharges into a roof void is not an effective solution.

Continuous or balanced ventilation: manage the whole route

Continuous mechanical extract can serve wet rooms while planned inlets supply bedrooms and living areas. A balanced system adds mechanical supply and may recover heat from outgoing air. Both depend on correct airflow, acoustic design, commissioning and filter or grille maintenance.

Heat recovery saves useful energy in suitable conditions, but it is not the same as dehumidification. In warm, humid weather, incoming air may still need moisture control.

Dehumidification: remove water without adding fresh air

A portable or fixed dehumidifier can be valuable when outdoor air is humid or the property is closed. It needs correct sizing, drainage or tank management and cleaning. It does not remove indoor pollutants in the same way as outdoor-air ventilation, and it does not repair water ingress.

EPA guidance notes that ventilation dries a building only when outdoor air is drier in moisture terms; otherwise dehumidification may be required.

Compare proposals on outcomes

Ask each proposal to state the moisture diagnosis, design airflow, expected noise, power use, controls, external penetrations, condensate drainage and maintenance. Confirm who is qualified to install and commission the system under Portuguese requirements.

For a remote villa, also agree alarm behaviour after a power cut, filter reminders and who checks the system between visits.
